Dockable Lot 79,900 on Pristine Watuga Lake

$79,900

All lakes were not created equal. With its low cost of living, no state income tax, and mild climate TN is rapidly becoming a popular destination. You have probably seen numerous ads and infomercials for Lakefront property in Tennessee. Many of these are actually quite deceiving in that they are shown with “Log Cabin Packages” which is nothing more than a shell. Most of this land you see advertised is between Nashville and Knoxville on lakes such as Cherokee, Douglas, Fort Loudoun, Tellico and Watts Bar. These lakes are consistently rated as either poor or fair ecologically by the TVA. On Lake Watauga you will not see these types of large developments. The primary reasons for this that the majority of Lake Watuaga’s shoreline is part of the federally protected Cherokee National Forest making private land, especially large tracts with access to the lake quite scarce. Many of the developments you see advertised have lakes that are at elevations approx 1000’ and lower which not only contributes to their consistently low rating but they are also not as cool in the summertime as Lake Watauga which has a normal base elevation of over 1950’ above sea level! Lake Watauga in addition to being the highest lake in the TVA chain consistently earns the TVA’s highest ecological ratings. Lake Recreation The TVA raises and lowers the water levels of their lakes to maintain flood control and hydroelectric power. They try to achieve full elevation in the summer months with elevations that are lower in fall through spring. Lake Watauga’s normal expected range is approximately a 10’ fluctuation during the year. Lakes such as Cherokee and Douglas expected ranges fluctuate by more than a whopping 30 feet making for unsightly and hard to navigate lakes at times other than summer. Below is a quote from the TVA “Surrounded by the Cherokee National Forest and flanked by the Appalachian Mountains, Watauga Reservoir is arguably the most scenic in the Tennessee River watershed. It offers access to the Appalachian Trail. Below Watauga Dam is a wildlife observation area where visitors have a chance to view unique species of waterfowl. Water levels in Watauga Reservoir vary about 9 feet in normal years to provide for seasonal flood storage and for the augmentation of flows of water during drier seasons.” Location Lake Watauga and in particular Nautica Cove is quite uniquely situated.
